Land East of Lutterworth, Gilmorton Road, Lutterworth Leicestershire
The 226 ha (558 acre) mixed-use development is on land east of Lutterworth and adjacent to M1 Junction 20 will include over 100 ha (over 250 acres) of green space, two new primary schools and 21.5 ha (53 acres) of employment to create around 6,300 jobs.
The site is being led by Leicestershire County Council and is identified in the Harborough District Council Local Plan as a key employment and housing area.
The scheme proposes:
• 2,750 new homes
• A Community Park, playing fields, allotments, woodland, trees and hedgerows and new ecological habitats
• Foot and cycle paths – connecting with Lutterworth town centre
• 21.5 ha (53 acres) of business and 2.5 ha (6.2 acres) of retail space - creating up to 6,300 jobs
• Two new primary schools
• Improvements to main roads and junctions to increase capacity, a new M1 bridge, a new spine road to help reduce town centre traffic
• A community hub - with the potential for shops, restaurants, cafes, health centre and community hall
Most of the site will be delivered through a joint venture partnership and a development partner will be established through procurement. 13 ha (32 acres) of land assigned for logistics / warehouse use will be retained by Leicestershire County Council for development and leasehold occupation.
Hybrid planning application secured
Leicestershire County Council are offering a mix of opportunities from freehold plot sales to leasehold occupation over a planned period of approx. 10yrs from 2020 onwards for the following employment areas:
• 8.5 ha (21 acres) of business & light industrial employment (B1, B2); and
• 13 ha (32 acres) of storage and distribution employment (B8 uses)
