The project is a 34-ha (84-acre) extension to Loughborough University Science and Enterprise Park, one of the UK’s largest combined university and science parks. Part of the Loughborough and Leicester Science and Innovation Enterprise Zone, new developments include the National Centre in Combustion and Aerothermal Technology and a 10,000 m² (108,000 ft²) Grade A office building, let to world-leading software developer The Access Group by Leicestershire County Council who developed and funded the project.
Leicestershire County Council recently completed major infrastructure improvement works to the M1 Junction 23 roundabout and A512. As a part of these works, a new roundabout was constructed on the A512 with a spur leading directly into the site
LUSEP comprises over 63,000 m² (675,000 ft²) of existing accommodation including offices, laboratories, high bay units, informal and formal meeting areas and café facilities.
Design and build opportunities are available immediately from 1,350 m² up to 18,580 m², along with long-term, leasehold development opportunities for up to 185,806 m².
There is outline consent for around 27,000 m² (290,000 ft²)
